- 84 Lumber's portable tiny house collection includes four theme-based models, each less than 200 square feet, ranging in price from $6,884 for a DIY package to a fully built house for $49,884.

The tiny house movement is on a forward march, but its progress continues to be limited primarily due to zoning issues. In fact, 84 Lumber's tiny house packages include a trailer most likely because many municipalities don't count "a house on wheels" as a structure for zoning purpose, as it sits on a trailer rather than on a foundation.
But tiny house advocates don't have to worry only about local ordinances. A developer in Tallahassee, FL, is running up against serious resistance from residents next to his planned $8 million tiny house development because he intends to make it a low-income/affordable community. The neighbors have said they fear the development will draw low-income residents and create an unsafe neighborhood
Tiny houses are also making headway in the opposite direction toward the luxury end of the market. Last month, Blu Homes announced its line of luxury tiny homes, all of which can be customized and ordered via a smartphone or tablet application. The houses range from 400 square feet to 600 square feet and start at the not-so-tiny price of $250,000.
Another upscale tiny house manufacturer is Tiny Heirloom, which builds custom tiny homes for a more reasonable $79,000 to $220,000, depending on the level of customization the owner chooses. Available options include in-floor radiant heat, rooftop decks, moving walls and off-grid capable air conditioning.
