NEW YORK, Sept. 14, 2026 — Realmo has launched Market Analytics by City, a new set of free commercial real estate market pages covering all the cities across the 50 states, with individual metrics shown wherever sufficient data is available. The pages give investors, tenants and other market participants access to local pricing, vacancy, zoning, transaction and property data without a subscription or login.
Much of the market information used to evaluate commercial property is spread across listing platforms, public records, municipal databases and paid research products. Realmo brings thуse sources into a common city-level view and publishes the methodology, refresh dates and known data limitations alongside the figures.
Each page covers:

A lease-versus-buy model compares local asking rent with asking sale prices and shows the assumptions behind the breakeven calculation.
Boston shows how these pieces work together. As of the September 10th refresh, Boston has 2,205 active listings and 19,548 tracked off-market properties. Commercial property asks average $494 per square foot for sale and $50.63 per square foot per year for lease. Office asking rent is $32.94 per square foot per year, while vacancy has climbed from 9.1% in 2019 to 18.2% in 2025. Retail vacancy remains much tighter at 3.8%.
“Most people making a commercial property decision are working with less information than the person on the other side of the table,” said Gary Lubarsky, founder and CEO of Realmo. “This asymmetry is a choice the industry made, not a law of nature. We’re publishing the market picture (pricing, vacancy, zoning, what actually traded) for free because a market where both sides can see the same numbers is a market where deals get done faster.”
The pages also keep asking prices and recorded transactions distinct. In Boston, commercial property currently asks an average of $494 per square foot. The recently sold section separately tracks seven recorded transactions totaling $27.1 million across 111,258 square feet, with deal values ranging from $500,000 to $11 million and a median of $2.75 million.
Zoning data adds more context to the market picture. Boston has 49,154 zoned acres across 520 districts, with 30.9% designated commercial and 5.7% industrial. Together, these uses account for 36.5% of zoned land, which gives investors an early read on where commercial development or occupancy may be feasible before moving into site-level diligence. Realmo also tracks 19,548 off-market commercial properties in the city, expanding the property pool.
Tenants and owner-occupiers can put current space costs in a larger market context. Boston office vacancy reached 18.2% in 2025, the highest level in the seven-year series and double the 9.1% recorded in 2019. Office asking rent also fell from $41.60 per square foot per year in Q4 2025 to $32.94 in Q1 2026. At the market-wide level, Realmo’s lease-versus-buy model compares $50.63 per square foot per year in asking rent with a $494-per-square-foot asking purchase price and currently puts the breakeven at a hold period longer than 1.3 years, with the model assumptions published on the page.
“We show our work,” Lubarsky said. “Every page states where the number came from, how many observations sit behind it, when it was last refreshed, and where the data runs thin. Asking prices are labelled accordingly, we’re not dressing them up as transaction prices. That’s a harder page to build, and it’s the only version worth trusting.”
Sale and lease aggregates refresh monthly, while vacancy series refresh annually. Metrics with fewer than 10 observations fall back one geographic level, and the geography used is identified on the page. Each market page carries a visible last-updated date and methodology section explaining the underlying sources, sample sizes and limitations.
