Highly Complex, 73,000 Square-Foot Project for Alfa Laval was Completed in 12 Months.

Tulsa, OK, January 14, 2020 – Oklahoma-based design+build general contracting firm, Fleming Construction Group (FCG) is proud to announce it is the winner of the Oklahoma Association of General Contractors’ Build Oklahoma Award for Industrial Projects Category, sized $10-20 Million. FCG won the award, which is given annually to a member company that has demonstrated excellence in industrial facilities construction, for its work on a 73,000 square foot complex/facility constructed on behalf of Alfa Laval, an International heat transfer, separator, and fluid handling technology company.
As one of the more complex industrial projects assembled in Oklahoma in 2019, construction on the Alfa Laval building required approximately sixteen overhead cranes, ranging from five- to sixty-ton capacity, to be in operation simultaneously inside the building. Relying on decades of expertise building industrial and manufacturing facilities across Oklahoma and a specialization in complex projects, FCG completed the job, from ground-breaking to first occupancy permits, in exactly twelve months with zero on-site safety incidents.
Because the FCG team is comprised of experts in both design and construction of industrial facilities, they were able to conceptualize with Alfa Laval, while simultaneously collaborating with sub-trades and translating stakeholders needs into a set of bidding documents, all with an eye on eliminating potential issues before they became costly problems in the construction phase. FCG won the contract in a highly competitive bidding environment due to a hyper-accurate and inclusive bid, which reflected the complicated nature of the job and was designed to be as close to the actual project cost as possible.
According to FCG vice president of pre-construction services, John Gilbertson, the FCG approach is a departure from standard general contractor bidding methods, which often rely on a low initial bid that is inflated later with change orders to cover areas of scope left out initially.
“Many of our competitors did not account for the costs and complexity associated with integrating the crane support system into the structural steel package,” said Gilbertson. “Though at the outset it looked like we were priced way higher, it soon became apparent that our bid was a more accurate reflection of the cost of the job, while the other contractors would have arrived at the same price or—more likely—a higher price, through change orders.”
