Job Description

The Project Manager is responsible for planning, organizing and controlling all resources including people and materials to ensure successful completion of multiple projects. This includes construction projects ranging from $30k-$30million. The Project Manager will ensure project quality, schedule, cost control, safety and customer satisfaction and serve as the primary point of contact for the company.

Principal Duties:

Review and execute Owner Contract.

Prepare and continually track a project schedule to meet the contractual completion date.

Communicate and Coordinate with the project Owner, Architect and Engineers.

Schedule and run project AOC and subcontractor coordination meetings.

Perform scope reviews of subcontractor proposals to ensure they include full scope.

Negotiate and contract all material and subcontractors to provide the necessary work to complete the project within the project schedule.

Prepare, submit and execute all contracts including required exhibits.

Track all costs against project budget, including all RLB material and labor, to ensure the project is profitable.

Process all project submittals from subcontractors.

Review project documents and process RFI’s as required.

Receive, organize and coordinate all addendums, Sk’s , changes.

Prepare, review and submit Payment Applications to the Owner.

Review all subcontractor/vendor Payment applications/invoices for accuracy prior to approval.

Review weekly time sheets for accurate job costing.

Help implement systems developed by project executive.

Help establish new relationships on sales side.

Other tasks as may be assigned.

 

 

Qualifications

Qualifications:

Requires five (5) years of managerial and supervisory residential and commercial experience. Position requires great interpersonal skills. Must have ability to communicate with architects, engineers, subcontractors, and potential clients. Extensive knowledge of construction methods and materials, costing, scheduling and estimating. Must be a forward thinker and able to long term plan. Able to organize and manage multiple priorities. Candidate must have great analytic skills and ability to problem solve. Excellent team player. Must have computer skills adequate to work effectively with business and estimating software. Must be able to work independently without direct supervision.

License Requirements: Valid NYS Driver’s license and be insurable under the company vehicle policy.
